Documents Handover from Builder to Society


  1. Documents Related to Property

  • Society Registration Certificate

  • Bye Law Copy - Authorised by Co operative Department.

  • Office Copy of File submitted to Co operative Department at the time of Registration.

  • Development Agreement

  • Death Certificate of owners of the land who have expired

  • Commencement Certificate of Building

  • Location Map

  • Agreements executed between the Landowners and Developer.

  • PMC/PMRDA/ Town Planning Authority approved Construction Plan

  • Completion Certificate Building

  • Occupancy Certificate

  • NoC from Fire Department

  • NoC from Electrical Inspector

  • Clearance to operate Elevators

  • Original Invoice Copies of the All Assets

  • Warranty Cards for all Assets

  • Property Insurance Document (if any)

  • Drawings of the Electrical Wiring including Earthing Points

  • Drawings of the Water Piping

  • STP Drawing & certification by Architect/Pollution Control Board

  • Waste Disposal system with approval from Pollution Control Board

  • AMC Documents

  • Maintenance Schedule for all Assets

  • Sale Deed copy/Proof of Ownership of all Owners

  •  Share Certificate Copies for all Owners (where applicable)

  • Car Parking Allocation Record


  1. Documents related to Financial Record

  • Audited Statement for Initial/ One Time Maintenance Collection & Expenses 

  • Record of Maintenance Expenses while under Builder’s Maintenance

  • Record of all Collections made from the Owners (except purchase related)

  • Contracts with existing Maintenance, Security staff (could be same as L6)

  • Payment Record for Taxes towards Property, Construction and Maintenance

  • Payment Record for City/Municipality Water Supply

  • Contracts with Vendors

  • Undertaking by the Builder regarding Indemnity & Limitation of Liabilities of the Society for all transactions prior to the Handover Date.

अ) जमीन मालक/बिल्डर यांचे असहकार्य (Due to Land Owner/ Builder):- १) विक्री न झालेल्या सदनिका (Pending sale of Flats / Shops) २) एफ. एस. आय....
